Hi, I’m Heather Jopson from Beyond Property Management and I wanted to talk with you today about something that I believe is really important, in your choice of what property manager is going to look after your property asset.
So the question I have for you today is, ‘Why would you choose a property manager that isn’t passionate about property?’ So let’s look a little bit further into that.
You wouldn’t choose an accountant, that can’t count. You wouldn’t hire a vet to look after your fur babies if they’re not animal lovers and you definitely wouldn’t hire a babysitter to look after your kids, if they actually don’t like children. So I believe it’s important when choosing a property manager that you make sure you choose somebody that is really passionate about property about property investing and about maximizing the return that you’re getting from that property asset.
So let’s have a look at some examples of where that comes into play.
You want your property manager to understand your priorities, you want them to respect your money and not treat you like the rich landlord and that might just be in the overarching philosophy of the way that they do things or there might be times when they’re costing you money in maintenance that could have been avoided if they had gotten on the phone with the tenant and problem solved some basic things over the phone. Your property manager is your eyes and ears out on-site at a property so you need to know that they know what they’re doing and what to look for. They’re not there to make sure your tenants made the beds. Yes, we want to know that your tenants are looking after the home but we’re there to look at your expensive asset and look at its maintenance and the plan for that property over time. Having a look for signs of water leaks, checking the hot water cylinders, looking up at the gutters. We’re not maintenance people, but we need to know what to look for when we’re out on-site for preventative maintenance in the protection of your asset over time.
Your property manager also needs to know where to add value, what adds value and what doesn’t. Where are you going to get the best bang for your buck in maintenance and renovations on that property? So overall they need to be focused, on not just typing up leases there’s more to your property managers role in your life than that, they are there to focus on maximizing your return. So you need to make sure, when you’re choosing a property manager that you’re putting your property in safe hands with somebody that really knows how to add value, maximize your return and minimize your risk. You have spent hundreds of thousands of dollars on your property, so let’s make sure it’s in safe hands.
